Crawl Space FoundationIs 130,000 too high to pay for a double wide on a crawl space?

We are in upstate New York and can not find a house to buy in our price range ... ~ 150K. There was an update in 1989 listed double-wide, 1,600 square feet on a base (crawl space). It has new appliances, roof ... needs new windows. It has ceramic tiled baths, whirlpool, it Nice extras. Has no garage or outbuildings ... just a slate patio and deck that needs a little work.

On the one hand, to get a house that needs some work at a price we can afford is attractive, but I feel that the asking price is too high. How can I get a good price on this type of house without offending the seller? I'm not looking for a great deal here ... just a very reasonable price and honest.

WAAAAAAY high. Give them this number and ask them what they expect to get.

This does not seem to be quite high, but you're in New York. However, it sounds like a nice house. If located on a lot not negligible, it would be understandable. Try to talk to a real estate agent and telling him your concerns. They will be able to answer all your questions. Good luck!

Obviously the list is inflated because the owner wants to get as much as possible.

With regard to offend the seller, as you are not calling names, I do not see how this affects. Make an offer for what you think you want to pay. Ball still low and work from there.

Check with your local tax assessor and how much they paid for it.If anything else that would give you a starting price. Everything is negotiable. Chances are the same way in New York 130K too much for a 18yr old DW 1600 square feet.

I live in the State of New York (Rochester). Yes this is too much. Instead of a doublewide, you could get a house with a much better insulation, etc. We really need to contact a good realtor. I work in a law firm and we do real estate if you need a reference, the answer back with comments, and I can make a recommendation for you.
